Yes. A foreigner can own a condominium freehold in their own name (up to 49% of a project) and hold a villa through a 30+30+30 leasehold or a Thai company — a foreign individual cannot own land directly. Funds are sent from abroad and foreign ownership is registered via the bank's FET form.

For most buyers, yes: quality resort units yield 5–8% a year from rental, off-plan purchases have historically appreciated 15–25% by completion, and Thailand has no annual property tax for individuals. Returns depend on location, the developer and management.
